Wegmans Food Markets plans a $110 million supply chain investment that includes a new refrigerated distribution facility and a new return center building on its Market Street campus in Gates, setting up one of the larger private industrial building programs in Monroe County for 2027 and beyond. The company announced the plan in September 2026 and said planning for the Rochester-area facilities is underway Wegmans.

The investment also moves general merchandise distribution out of the Rochester area to Pennsylvania. For local owners, developers and contractors, the story is the new cold-storage and warehouse construction coming to Gates, and the leased space that will open up in Henrietta.

What happened

Wegmans said it will build a new, state-of-the-art refrigerated facility to support perishable operations, including fresh produce, meat and seafood, deli and restaurant foods Wegmans. The facility will be on the company's Market Street Distribution Campus off Chili Avenue in Gates Yahoo Finance. Rochester Business Journal also described the site as Wegmans' corporate campus in Gates Rochester Business Journal.

Wegmans will also move its return center from leased space at 3131 South Winton Road in Henrietta to a new building on the Market Street campus Yahoo Finance. The return center receives reusable items sent back from stores, including pallets, bakery racks, totes and bins Yahoo Finance.

The third piece is a consolidation. Wegmans will move its Winton Road general merchandise distribution center, which handles items such as cookware, kitchen tools and seasonal goods, into its distribution center in Pottsville, Pennsylvania, in spring 2027 Yahoo Finance Wegmans. The company called Winton Road its oldest leased distribution facility and said it does not meet future service needs Wegmans.

"Rochester is our hometown and an important part of who we are as a company," said Colleen Wegman, president and CEO Rochester Business Journal. "Modernizing our network is essential to continuing to build a safe, more efficient and more resilient supply chain," said Brian Olney, senior vice president of supply chain and food safety Rochester Business Journal.

Why it matters

Refrigerated distribution is one of the most demanding building types in industrial construction. Supply chain newsletter The Conveyor put cold-storage construction costs at about $130 to $350 per square foot, compared with about $80 to $150 per square foot for ambient warehouse space The Conveyor. The higher cost reflects insulated panel envelopes, vapor barriers, underfloor heating to prevent frost heave, heavy refrigeration systems and large electrical service.

The Conveyor also reported that national cold-storage vacancy hit a record 7.7% in the first half of the year, according to Newmark, and that the Wegmans plan is meant to reduce reliance on third-party providers The Conveyor. That suggests Wegmans sees value in owning purpose-built capacity even as the speculative cold-storage market softens.

Wegmans also has a large footprint to serve. The company has 114 stores along the East Coast Wegmans and 50 stores in New York, more than in any other state Yahoo Finance. Its Gates campus remains central to perishables distribution for that network.

Part of a wider grocery distribution trend

Wegmans is not alone in bringing distribution in house. The Conveyor reported that Ahold Delhaize USA has spent roughly $480 million since 2019 moving away from wholesaler C&S and is investing in an $860 million replacement automated fresh and frozen distribution center in North Carolina The Conveyor. It also reported that Sprouts Farmers Market began self-distributing meat and seafood and expected its rollout to reach about 95% of stores this year The Conveyor.

Wegmans' own growth is pointing south, with its southernmost store set to open in Charlotte, North Carolina, on October 14, 2026 Yahoo Finance. Its choice to keep perishables capacity in Gates while sending general merchandise to Pottsville suggests the Rochester campus will stay the hub for fresh product.

Implications for owners, developers, contractors and subs

  • General contractors and construction managers: A refrigerated distribution build on an active campus calls for careful phasing, logistics planning and coordination with ongoing operations.
  • Mechanical and refrigeration contractors: Industrial refrigeration, controls and process piping are likely to be among the largest trade packages.
  • Electrical contractors: Cold-storage facilities typically need high-capacity service, backup power and extensive controls.
  • Concrete and envelope trades: Insulated slabs, underfloor heating and insulated metal panel systems are standard scopes for this kind of building.
  • Industrial landlords and brokers: The Henrietta Winton Road space will leave Wegmans' network, adding older industrial space to the south-side market once the moves are complete Yahoo Finance.

What to watch next

Watch for site plan applications with the Town of Gates, any Monroe County or COMIDA incentive requests, and disclosure of building sizes and the construction schedule. Also watch for news about the future of 3131 South Winton Road after the return center and general merchandise operations leave. Wegmans said it will share more information as plans and timelines are finalized Wegmans.

Bottom line

Wegmans is putting $110 million into its supply chain, and the construction side lands in Gates: a new refrigerated perishables facility and a new return center building. Details are still limited, but it is a significant private industrial project for the Rochester market and one local trades should track closely.
