Multifamily construction built to lease and perform
Multifamily projects are judged twice: by the owner on cost and schedule, and by residents on the quality of the unit they move into. Garden, mid-rise, and podium buildings reward production discipline, because the same unit is built dozens of times and a small inefficiency compounds. We plan the repetition in preconstruction, hold the trades to it in the field, and bring units online on the schedule the lease-up depends on.
On occupied properties the work has to proceed without disrupting the residents who live there. Renovation and repositioning are phased by unit and by building, access and utility interruptions are scheduled with property management, and residents are told what is happening before it happens. Rent keeps coming in while the building improves.
