Amazon Is Building a Second Major Facility in Ogden — Here's What It Means for Monroe County's Industrial Corridor

Amazon is doubling down on its logistics presence in the greater Rochester area. In late December 2025, the company finalized a $7.25 million purchase of 84.6 acres at 119 Shepard Road in Ogden, Monroe County, with plans to construct a 250,572-square-foot same-day delivery facility directly across the street from its existing sortation center. The property deed was filed with the Monroe County Clerk's Office on December 29, 2025.

The move cements Shepard Road in Ogden as an emerging logistics corridor for one of the world's largest e-commerce and distribution operations — and signals continued construction activity in Monroe County's industrial sector well into the mid-2020s.

A Growing Cluster on Shepard Road

The new facility at 119 Shepard Road will sit adjacent to Amazon's existing sortation center at 90 Shepard Road — a 208,000-square-foot facility that opened in September 2025 after a three-year delay attributed to supply chain disruptions and equipment issues. The Rochester Business Journal reported that the company is working with Acquest Development, the Williamsville-based developer that has facilitated multiple Amazon projects in the Rochester area, to advance the new facility's development.

Ogden Town Supervisor Mike Zale has confirmed the new facility at 119 Shepard Road is intended to support same-day delivery operations, designed to make Amazon's last-mile delivery network more efficient for customers in Greater Rochester and the surrounding region.

Acquest has an established track record with Amazon in Western New York. The firm previously managed Amazon's $512 million fulfillment center at 2600 Manitou Road in Gates and the $45.6 million Shepard Road sortation project. Together, Amazon's Monroe County investments represent a substantial and sustained industrial construction program in the region.

The New Facility: Scale and Scope

The planned 250,572-square-foot building will occupy 37.63 acres of the 84.6-acre parcel, leaving the remainder zoned for light industrial and warehouse use. The overall property acquisition price of $7,248,319 reflects the site's pre-development value — the construction cost of a building of this scale and specification will be substantially higher, consistent with Amazon's previous investments in comparable facilities.

Warehouse construction of this type involves extensive civil and sitework, tilt-up or steel-frame structural systems, large-span industrial roofing, specialized mechanical and electrical systems to support 24/7 operations, high-capacity loading dock infrastructure, and significant stormwater management. At the Shepard Road sortation center, Ogden neighbors raised concerns about noise and lighting — issues that Amazon acknowledged and began addressing through operational adjustments and berm planning. WHEC reported that Amazon altered facility lighting in November 2025 and committed to noise reduction measures in response to community feedback.

Context: Rochester's Industrial Market

The Ogden investment reflects broader strength in Greater Rochester's industrial and logistics real estate market. Amazon's moves in the region follow a pattern seen nationally: the company is aggressively expanding its last-mile delivery infrastructure to reduce dependence on third-party carriers and improve same-day delivery coverage in mid-size metro markets.

Monroe County's western corridor — anchored by the Manitou Road fulfillment center and now the Shepard Road campus — has emerged as the most active industrial construction zone in the county. The proximity to Interstate 390 and Route 531 gives these sites strong access to regional transportation networks.

Greater Rochester Enterprise's 2025 results showed $239 million in new capital investment across 33 project wins, reflecting an industrial and manufacturing market that is actively attracting and retaining major employers. Amazon's expansion sits at the intersection of logistics, construction, and job creation — three areas of consistent strength for Monroe County.

Timeline

As of December 2025, Amazon had finalized the land purchase. The company has not publicly announced a construction start date or specific groundbreaking timeline for the 119 Shepard Road facility. Planning, design, and permitting processes typically precede construction for facilities of this scale, and the company has a history of phasing major projects to match operational demand. Industry norms suggest a 12-to-24-month construction timeline from groundbreaking to operational readiness once the project is formally underway.

For the regional construction market, the project represents a meaningful addition to the industrial pipeline — following closely on the heels of the sortation center's recent opening and well before that building's economic ripple effects have fully played out in the local trade community.
